I grew up in New York, born in the Dominican Republic. Over the years, I built a portfolio of properties across Santo Domingo, Punta Cana, and Las Terrenas, and I learned something the hard way: almost everyone in the DR will call themselves a realtor, and most of them just want to sell.
I have dealt with developers who delayed construction for years. I have an apartment I purchased in 2018 that still has filtration and construction issues. I watched a close friend's investment sit frozen for years because the building was never completed. I have seen beautiful renders that turned into apartments in the middle of nowhere, sold as Punta Cana but a 25 minute drive from the beach, in a neighborhood that was nothing like what was promised.
